Builders sell amenities; Vastu reads energy. Both matter, but only one is printed in the brochure. Before you book a flat, put the floor plan through this ten-point check. None of it requires an expert on day one — though point ten explains when one earns their fee many times over.

The checklist

Work through these with the plan in front of you and a compass app in hand:

  • 1. Entrance direction & pada — not just which wall the door is on, but which segment of that wall. A north-east or east entrance in the right pada is gold; other directions have both excellent and difficult padas.
  • 2. Kitchen zone — south-east (Agni's corner) is ideal; north-east kitchens are the single hardest defect to correct in a flat.
  • 3. Toilet placement — toilets in the north-east or over the centre (Brahmasthan) drain the two most sensitive zones. Check every bathroom, not just the master.
  • 4. Master bedroom — south-west grounds the head of the family; a master in the north-east reverses the hierarchy of the home.
  • 5. The Brahmasthan — the centre of the flat should be open or lightly used. Heavy columns, store rooms or toilets at the centre press on everything.
  • 6. Kitchen–toilet adjacency — a shared wall between fire and water zones creates friction you can feel within months.
  • 7. Balcony & openness — north and east balconies invite light energy in; heavy south-west balconies can be loaded with planters to add weight.
  • 8. Lift & staircase position — in the tower core, check what sits against your flat's walls. A lift shaft on your south-west is weight in the right place; on your north-east it is not.
  • 9. Plot & tower position — where your tower sits in the scheme, and where the scheme's water bodies and gates lie relative to your unit.
  • 10. The residents' charts — this is where Astro-Vastu enters: the same flat scores differently for different families, because directions are ruled by planets and planets sit differently in every chart.

Red flags versus fixables

Here is the honest hierarchy: most defects are fixable without touching a wall — colours, placements, usage changes and element corrections handle points 4 through 9 in the great majority of flats. Entrance pada issues are partially correctable with threshold treatments. But a north-east kitchen or a toilet sitting squarely on the Brahmasthan are structural facts; if the price is equal, choose the plan that doesn't have them.

A one-hour floor-plan assessment before booking costs a fraction of one EMI. After possession, you correct around the concrete; before booking, you simply choose better.
